Situated in the picturesque Huon Valley, 20 minutes southwest of Hobart's
CBD in Tasmania, Grove House is a magnificent example of the Victorian
Gothic era of circa 1850. A unique historic home, heritage listed and
affectionately referred to by some of the locals as 'The Gingerbread or
Fairytale House'. Perfect for that lifestyle change, with all the benefits of
Tasmania's clean fresh air and organic living, and the ideal property for so
many business opportunities.

20 minutes from Hobart. Set on over 2 acres of pastureland, and
facing NNW, this romantic property comprises gables and dormer windows,
concave-roofed verandahs and is surrounded by a grand English cottage
garden of box hedges, rose archways, drystone walls, bridges, and
magnificent mature deciduous trees. It also features a lake, pond, a
three-tiered fountain and Dovecote. Grand stone steps lead from the lake
up to the front of the house. To the rear of the house is a sunny courtyard
garden and an enclosed orchard .

The house itself, is bright and sunny with livings facing north, featuring
open fire places and large mantles, ceiling roses, dado-board, chair rails,
wide polished floorboards, Austrian blinds and many other period
features of this era. Five open fire places, a wood heater, a heat pump
(reverse cycle), and off peak power, help heat the home.

The large drawing room of 5m x 7m with its double French doors and
wood heater, gains all the winter sun and has an office adjoining it
with its own OFP. The large, open country kitchen is very homely
and olde worlde with its farmhouse table, plate rack and butcher's bench.
It is offset by an adjoining scullery which features a draining plate rack
over a marbletop washstand with a circular brass sink.
There is also a dishwasher under a baltic timber bench.

On entering the front door, a unique feature is the downstairs period
style powder room on the left. To the right through French doors, there
is a cosy, bright sittingroom, with swags, festoon curtains and a warm
open fire surrounded by a grand mantle piece.

The feature of the entry is the staircase leading up to the four double
bedrooms. The carpet runner, Blackwood handrail and detailed
timberwork, entices you to climb its steep ascent. to the three double
bedrooms and master bedroom.

These all have the character of the gabled roof angles, and breathtaking
views of the gardens and surrounding mountains. The master
bedroom has its own period ensuite, separate washstand and dressing
room. Another bathroom of three separated areas, separate shower and
bath, separate washstand, and separate toilet, all in period style, service
the other bedrooms.

Still further outside is a large outbuilding of three rooms, originally
built as a butcher's shop, now decorated in the retro-style of the1950's,
when it was built. This has served as a teenagers games room with billiard
table, etc. It is now currently set up as an Antique & Collectables shop,
but has potential for many uses such as a cafe-gallery, S.C. accommodation, etc.

Adjoining the house off the wide back verandah /Conservatory, is another
wing of outbuildings connected by verandah’s, called The Coachrooms.
These contain a guestroom (maid's room), washhouse, bathroom and
garden shed. This creates an L shape of verandah’s facing into a lovely
circular, English-Cottage courtyard garden with archways and climbing roses.
The house is on both town and tank water, with two septic systems.
There is a single garage/workshop, a carport and a parking area for ten cars,
and more through double picket gates into a side fenced off area.

This is a most delightful home and a joy to live within its walls and gardens.
The possible business potential and scope is unlimited as the property
is a delight to open up and share with others. eg. Perfect for Weddings,
private functions, High Teas, Tourism Coaches, Open gardens, Bed &
Breakfast, Cafe-Gallery, Garden Picnics, etc., This home was built by
the first major apple grower in the Huon Valley.
There's a lot of wonderful history here to share!

This Grand property is presently a private home, but shared regularly for
community music events and other private functions. It is also presently
set up and open, as a 'Living Museum' for tours of both house and garden,
alongside the 'Antiques & Collectables' shop.

It's a beautiful property to live in, and a delight also to share with the
public with it's rich Huon Valley history
